How to Claim Small Business Rate Relief in the UK

Small Business Rate Relief (SBRR) can reduce your business rates bill by up to 100%, yet many eligible businesses do not claim it. If your property has a rateable value under 12,000 and it is your only commercial premises, you qualify for full relief and should be paying no rates at all. Between 12,000 and 15,000, tapered relief is available.
SBRR is not granted automatically. You must apply to your local council. This guide explains exactly who qualifies, how to apply, and what to do if your circumstances change.

Check your eligibility
You qualify for SBRR if your property has a rateable value below 15,000 and it is your only commercial property. If you occupy additional properties, you can still qualify if each additional property has an RV below 2,900 and your total RV across all properties is below 20,000. Check your RV on the VOA website.
Calculate your expected relief
Properties with RV up to 12,000 receive 100% relief. Between 12,001 and 15,000, relief tapers on a sliding scale. For example, an RV of 13,000 gives approximately 67% relief. An RV of 14,000 gives approximately 33% relief.
Find your council application form
Visit your local council website and search for "small business rate relief application". Most councils have a downloadable form or online application. If you cannot find it, call your council business rates team.
Complete and submit the application
The application will ask for your property details, business rates account number, and a declaration that this is your only commercial property (or that additional properties meet the criteria). Submit the form to your council business rates team.
Confirm the relief appears on your bill
After your application is processed, you should receive a revised rates bill showing SBRR applied. Check that the relief amount matches your expectation based on your RV. If the council has not processed your application within 4 weeks, follow up.

Can a limited company claim SBRR?
Yes. SBRR is available to all ratepayers regardless of business structure: sole traders, partnerships, limited companies, and individuals.
What if my RV changes at revaluation?
If your RV increases above 15,000 at revaluation, you lose SBRR eligibility. Supporting Small Business relief may cap the increase at 800 per year.
