Why this is worth checking

Repairing covenants are the part of a commercial lease that costs the most and gets read the least. The difference between a full repairing lease and an internal repairing one is the difference between owning a roof you will never own and not, and plenty of operators find out which they signed when the ceiling comes down.

It also runs the other way. Tenants routinely pay for landlord repairs because nobody checked, and once you have paid for one you have made it harder to argue about the next. A repair you should not have paid for is money out, and it is also a data point the other side will use.
